House Hacking A Single

Dont like the idea of buying a multifamily property? Dont sweat it you can still house hack.

One option is to create an income suite: a separate section of the property that you can rent out, either long-term or short-term as an Airbnb landlord.

Is your property not very segment-able? You could rent out rooms to housemates. Or rent out rooms on Airbnb.

Another option? Deni Supplee found a unique way to house hack her large, suburban home. As empty nesters, she and her husband Jerry had plenty of space and no one to fill it. They brought in a foreign exchange student, who has not only breathed new life into their home, but the exchange student placement service pays them a hefty monthly stipend.

Why Using Your Rrsp For A Down Payment On An Investment Property May Not Be A Good Idea

The problem with cashing funds out of your RRSP to purchase an investment property is that the associated taxes and opportunity costs expose you to significant financial risks.

RRSP withdrawals are taxed as ordinary income. If you have income from another source , your withdrawal may push you into a much higher tax bracket. In other words, it may not leave you with as large a down payment as you might expect.

The opportunity cost involved with pulling money out of your RRSP early can be even greater. As the stock market continues to reach record highs, withdrawing your funds prematurely robs you of future growth opportunities.

Of course, the right real estate investment can offset some of these losses. However, keep in mind that investment property income is taxed as well. Selling your investment property also incurs substantial taxes, which wouldnt be the case with your primary residence.

Additionally, pulling money out of the stock market and piling it into a single asset such as a house can threaten your portfolios asset allocation and risk profile.

Thankfully, there are other ways to invest in real estate without exposing yourself to these downsides. Lets take a look at that now.

Whats the catch?

If given a choice, would you prefer to build equity in your business every month or just be left with canceled rent checks?

Did you know there are non-bank business lenders who can pre-qualify you for a real estate loan?

Did you know they can do this literally in five minutes or less with no impact on your credit score and with desirable interest rates?

The question is whether or not it makes sense to keep your money by investing it in your business versus paying high, exorbitant rents?

Very often, owning is less expensive than renting. By purchasing the property and instead of paying rent, you can build equity in your company, while decreasing your monthly payments.

  • The result is an increase in cash flow.
  • The additional cash flow then provides an opportunity to grow and expand your business.
  • The free cash can be in the form of other new hires, technology, inventory, or advertising.
  • Do you have a considerable rental expense?

Why House Hacking Requires Less Capital

Heres the key point: If you live in a home, even a home with several living units, it is still considered a primary residence. This generally results in lower mortgage rates and lower lending fees, and may even get you favorable property tax treatment. And for the purposes of our discussion, the down payment requirements for primary residence mortgages can be much lower than for investment properties.

Most primary residence mortgages can be originated on single-family homes as well as two- to four-unit multifamily properties.

Conventional loans can be made with down payments as low as 3% to 5%, depending on the property and the borrowers qualifications. If your credit score is on the lower end of the spectrum, you could still obtain an FHA mortgage for your primary residence with as little as 3.5% down. FHA loans arent the cheapest or quickest but can be a great option for homebuyers without stellar credit. If youre a veteran or are an active-duty military member, you may even be able to obtain a primary residence VA mortgage with no down payment at all.

Private Loan For Investment Property

Wait, arent private lenders and hard money lenders the same? Contrary to popular belief, theyre actually very different. Private lenders use a much different process for reviewing potential borrowers. This process involves the 3 Cs: Credit, Capacity to Pay, and Collateral. Unlike a hard money lender who only focuses on collateral, private lenders are looking for:

Your minimum credit, as well as your history of late mortgage payments, bankruptcies, and other unfavorable items that could make you a risky candidate
Capacity to Pay Your income and cash flow, as well as debt-to-income ratio to determine your ability to pay the loan.
Collateral The value of the property, which is seen as merely a backup plan for repayment. However, private lenders may be willing to lend you more if they are confident in your ability to repay.

Private money lenders are typically more involved throughout the lending process and more willing to work out any problems that may arise. They are also traditionally able to offer more favorable terms that fit the borrowers needs when structuring the loan since they are able to mitigate their risk by underwriting their borrower financially.

Rehab Financial Group has worked with thousands of aspiring and qualified investors to offer competitive rates, interest-only payments, and no repayment fees so that there are fewer financial hurdles between you and your real estate goals.

When you want to invest in real estate, it is possible to buy a property even if you dont have the cash. Bank loans are the most recognized method to cover the cost of buying a property, however, these transactions can be complicated to process as banks require that you already have a certain amount of money available, which you may not always have. So how can you buy a property with no money in your pockets? By knowing how to use creative financing techniques, such as the following:

1. Turn to private lenders.

There are several reasons why you might want to turn to a private lender today. For example, you might not have enough cash in your bank account, or you might have an unattractive credit history. Typically, private lenders criteria are not as rigid as those of traditional banks.

Corporate private lenders: Banks do not like poor credit records. If this is your situation, you may be able to bypass the traditional bank and use other peoples money. Private lenders can be very useful allies when you want to buy a property but do not have the cash or credit score. Additionally, their processing periods are often much faster than that of banks. I experienced this myself when I bought my investment property, for which I borrowed $47,000 from three different lenders to increase my personal contribution to $72,000.

Pros & Cons Of Investment Property Loans For Nc & Sc Homeowners

Lets start with the positives. An investment property loan is a convenient financing tool that allows a savvy borrower to catalyze their net worth. Unlike stocks, which are fairly volatile, a two-bedroom cottage is a tangible investment that appreciates over time. That quaint home can also offer passive rental income or, with some sweat-equity, be flipped to generate a large lump sum.

But investment property loans arent all sunshine and shiplap. These lending instruments are hard to come by. Without a superb credit score, big down payment, and low debt-to-income ratio, a lender may not give you the time of day. If you do get approved, expect your interest rate to be 0.25% to 0.75% higher than that of a primary residence mortgage.

Is It Harder To Get A Mortgage For An Investment Property Than A Home

Your home buying experience may be limited to the homes youve taken a mortgage on to live in, and youre wondering if youd even qualify for an investment property loan.

Just like with personal mortgages, youll need good credit to qualify for the best rates. But even if you dont have great credit, there will be financing options for you.

If youre new to investment properties, be sure to consider what your monthly repayment cost will be and make sure you can afford it. If youre trying to flip a home, youre not guaranteed to sell it before that payment comes due, so if you cant cover it, you risk foreclosing on the property.

Should You Hire A Property Management Company

You need to decide whether you want to handle property repairs, tenant management and maintenance yourself or if youll hire a property management company to manage the daily maintenance on your behalf.

Property management companies take both scheduled and emergency repair calls and check up on your property with both drive-bys and scheduled visits to make sure that tenants respect your space. They can also collect rent on your behalf. Some property management companies also offer tenant placement services and eviction processing for an additional fee. In exchange, the property management company takes a percentage of your monthly rent. If you live far away from your property or you dont have the home repair skills to fix your own property, hiring a property management company may be a great choice.
