A fixed-rate loan of $300,000 for 15 years at 4.875% interest and 5.104% APR will have a monthly payment of $2,352. A fixed-rate loan of $300,000 for 30 years at 5.375% interest and 5.557% APR will have a monthly payment of $1,679. Taxes and insurance not included therefore, the actual payment obligation will be greater. All loans subject to credit approval. Jumbo Loans: Loan amounts greater than $647,200. In AK and HI, the Conforming loan limit is $970,800. The Jumbo rates quoted above are for loan amounts above $647,200 up to $2,000,000.

As a first-time home buyer, you probably dont have much to put down on a home. Maybe nothing at all. But thousands of buyers per month are able to close on a home purchase and these buyers are not that much different than you.

The key is to find the right loan program or combination of programs.

If youre buying outside a major metro area, check into the USDA loan. Its a no down payment program. You dont have to be a first-time home buyer to get one, but this is who usually uses it.

If you have a military background, you could be eligible for a loan from the Department of Veterans Affairs. It requires nothing down and rates are typically lower than for FHA.

If you are like most people who want to invest in real estate, you would need a loan to buy your first property. What is the process for getting a rental property loan? What are the steps you can take to make your real estate investment journey as smooth as possible?

The first thing is to know that the process of getting a rental property loan is more difficult than the steps for getting a mortgage for your primary home. Rental properties carry a higher level of risk for lenders. To offset those risks, lenders impose more stringent conditions on borrowers.

To qualify for a rental property mortgage, you must satisfy the following conditions:

  • Ideally a credit score of 680, or preferably 720.

Refinance After Renovating: Brrrr

The BRRRR method is an acronym for buy, renovate, rent, refinance, rinse and repeat.

When you refinance after renovating a property, you can pull your initial cash back out, to use as the down payment for your next rental property. That means you only really need to save up the first down payment, because you can keep using the same cash over and over to buy new properties.

Except with each property you add to your portfolio, you also add to your monthly income. That helps you snowball your income to put more and more money into each successive deal, helping you expand into larger, more lucrative investment properties.

You can use lenders like LendingOne, Patch of Land, or a hard money lender for the initial purchase and renovation, and then refinance for a long-term mortgage with Kiavi, Visio, or some other long-term rental lender.

Before we get into a discussion of how to finance an investment property, it’s important to clearly define what an investment property is.

There are three different categories a residential property can fall into:

  • A primary residence is a home that you live in. You don’t need to live there all year long — for example, many people in colder climates live somewhere warmer during the winter months. The point is that a primary residence is your “home base.” One key point to know is that you can only have one primary residence at a time.
  • A second home is loosely defined as a home that you live in some of the time but isn’t your primary home. Despite the name, you can have more than one second home. You can rent out a second home when you aren’t there, but most lenders have minimum occupancy requirements for second homes. We’ll get into why the definition of a second home can be important for financing later on.
  • Finally, an investment property is one that you never live in. Your primary purpose for buying and holding it is to make a profit on it. This doesn’t mean a property you buy to fix and flip for a profit. An investment property is one you hold to produce income and long-term capital appreciation, not simply to resell it at a profit.

What Is An Investment Property

An investment property is a home that is not your primary residence, and that you buy with the intention to generate rental income or sell for profit. Most commonly, these include one- to four-unit rental homes or houses that you buy to fix and flip. For the purposes of this article, we are not including commercial investment properties like apartments or office buildings.

Challenges To Financing Multiple Properties At Once

While there are certainly benefits to financing multiple rental properties at once, youll also find there are challenges that come along with it. Lenders may be more cautious about signing off on a mortgage once youve already got one loan. Lenders may see you as a greater risk, meaning there are likely to be more requirements. Common hurdles you can expect to run into are:

  • Banks that arent willing to lend more than one mortgage at a time
  • Higher down payment requirements
  • A credit score of at least 720
  • Higher interest rates
  • A limit on the number of properties you can finance

Expect that once you already have one or more mortgages in your name, youll have a harder time finding a bank that will finance additional properties. Theyre out there you may just have to dig a bit deeper.

Factors That Affect Down Payment Amount

Investment property down payment requirements will vary depending on several factors related to an investors financial standing. When setting down payment requirements, most lenders will look at an investors debt-to-income ratio and credit score. For example, investors with a credit score above 700 may be able to make a down payment as low as 15 percent. On the other end of the spectrum, investors with a credit score below 640 should be prepared to make a down payment of around 25 percent.

Another factor that can influence the amount required for a down payment is whether the investor plans to live in the property or not. Investors who purchase a duplex or multifamily property and live in one of the units may be able to contribute a smaller down payment. Financing options like an FHA loan allow investors to put as low as 3.5 percent down on a primary residence with up to four units. Essentially, the down payment amount will depend on an investors financial background, lender requirements, and the overall investment type.

Should you flip houses or purchase rental properties?

It all depends on your goals, and to what degree you can leverage your skills, expertise and your current financial situation.

In general, house flipping is usually the bigger gamble because these deals hinge on whether property values will rise in the near future. Although price depreciation is never a good thing for property owners, stable and/or falling prices have less impact on someone whose main source of income comes from rents versus a fast resale of a property.

In mid-2017, the highest flipping returns were in Pittsburgh, at 146.6% Baton Rouge, LA, at 120.3% Philadelphia, at 114% Harrisburg, PA, at 103.3% and Cleveland, at 101.8%, according to ATTOM Data Solutions. These cities topped the list because they had lots of affordable, older homes that could be quickly renovated. At the same time, housing prices there were also rising.

For rental properties, the best markets in early 2017 were Cleveland, with an 11.5% annual return Cincinnati, at 9.8% Columbia, SC, at 8.6% Memphis, TN, at 8.5% and Richmond, VA, at 8.2%. The worst markets were generally located in the biggest cities on either coast, where real estate prices have long been sky high.

But local markets are always changing. Like any other type of investment, real estate carries both risks and rewards. You can reduce the risks by thoroughly researching markets and your financing options, but you can never entirely eliminate them.

Using a home equity line of credit or cash-out refinance to buy property is another financing option for existing homeowners.

If you own a home, you may be able to use your homes equity for a down payment on your next place.

One way to do that is by borrowing cash secured against your home equity. Homeowners may be able to obtain a standard home equity loan, or a HELOC, to fund a down payment.

Using a HELOC, you secure a line of credit against your home, and then draw on it whenever you need cash flow. And you can begin paying the loan back with rental income.

    Mortgage lenders get to set their own requirements. And the guidelines for investment property loans are usually stricter than for a primary residence.

    Though rules vary by lender, here are the broad guidelines you can usually expect to see for an investment property mortgage.

    • Minimum down payment: Often 15%, though some lenders still require 20%. Youll get better rates with 25% down
    • Minimum credit score: 680 with a 15% down payment 620 with 25% down
    • Maximum DTI: This is your debt-to-income ratio. Typically, your non-housing debts should be no greater than 28% of your gross monthly income. And your total debts plus housing costs shouldnt exceed 36%. But some lenders are less strict, often allowing 36% and 45% respectively
    • Cash reserves: Many lenders want you to have cash reserves that are sufficient for you to cope for six months without rental income
    • Loan limits: Government-backed mortgages and conforming mortgages have limits on the amount you can borrow. These vary according to local home prices
    • Documentation: Expect lenders to request two years of tax returns, two years of W-2s, and two months of bank statements at a minimum
