How Is Interest Calculated

Fha Loan Limits For Investment Properties
FHA loans also have limits which put a cap on the amount of money you can borrow with an FHA loan to buy a home. These limits vary by county across the United States and are based on the median price of houses in that county.
The good news is these limits are higher for two-family, three-family, and four-family homes compared to single-family homes. This means you may be able to buy a more expensive home with an FHA loan if that property also contains rental units.
For example, pretend you wanted to buy a property in Cook County, Illinois. For 2022, the single-family home loan limit in Cook County is $420,680. The limit for a two-family home is $538,650. Can I Use A 203k Loan If I Already Own The Home
If you already bought your home, you can use a 203k rehab loan to refinance your current mortgage. This opens up another back door for investors.
You could potentially use the 203k loan to refinance your current home, make renovations, then move after one year and rent the house out as an investment property.
FHA allows you to rent out a home you still own with an FHA loan, as long as:
- You fulfilled the one-year occupancy requirement
- You moved for a legitimate reason, like a work relocation or upsizing to a bigger house for a growing family
This would only work for refinancing a home you currently live in and plan to keep occupying for at least a year after the loan closes.
If you already moved and kept your previous home as a rental property, you would not be able to use the 203k rehab loan since the home is no longer your primary residence.
How does the lender know if its my primary residence?
Some people make good livings by buying fixer-uppers and then selling them after rehab aka flipping them.
A few might be tempted to take advantage of the 203k program by lying about their intention to live in the home. After all, how can the FHA prove in court what your intentions were when you made the application?
The main argument against this strategy is that lying on a mortgage application can be a felony that could see you in federal court.
And, repeat FHA buying would not be a viable long-term strategy.

Ways You Can Get An Fha Loan For A Second Home
First, know that the FHA forbids having two mortgages with active FHA mortgage insurance at the same time except under certain circumstances.
You may be able to finance a second home with an FHA loan if you relocate of find a new job that is at an inconvenient distance for commuting purposes. The FHA guidelines use 100 miles at the minimum distance but if your commute is shorter than that but other factors such as intense traffic make it difficult, you may get approved.
If you can get an exception to have a second FHA approved while maintaining your current home, you may rent out the existing home. There is also no expectation that you must return to the first home at any time. Even if you relocate back to the area where your first home is, you can still buy another home but quite possibly not with an FHA loan.
Family is Growing and You Need a Larger Home
If you have out-grown your current residence and need something larger, then you can get approval for a second FHA insured loan. You may need to document the additional family members and detail how the size of your current home is not sufficient.
If you can get approved for this FHA family size exception, they will require that your current FHA mortgage be paid down to 75% of the home value before approving your new loan.

Rehabilitation Fha Mortgage 203
The 203 rehab program allows a borrower to finance the purchase and cost of rehabilitating a home using a single mortgage, or to finance the rehab of an existing home.
Short-term loans such as a HELOC or hard-money loan typically have higher interest rates. However, a 203 is a single, long-term fixed or adjustable interest rate loan used to finance both the acquisition and improvement of a property.
Eligible property rehabilitation activities that qualify for an FHA 203 loan include:

FHA 203k loans are only available to a select group of investors: Those who will buy a multi-unit property and live in one unit themselves.
For real estate investors looking to fix-and-flip or build a large portfolio of investment properties, an FHA loan isnt the right answer. But there are plenty of other financing options out there.

Refinancing An Existing Fha Loan
Suppose someone uses an FHA loan to finance the purchase of a primary residence. Lets say the owner then moves out of the home for one of the reasons listed above, but continues to own it and rent it out for income. In other words, the house becomes an investment property. Suppose also that interest rates drop, and the owner wants to refinance through the FHA for a better deal.
Even though the homeowner no longer lives in the house, FHA rules allow them to refinance into another FHA loan. An FHA-to-FHA refinance is also known as an FHA streamline refinance. There are several requirements to qualify for refinancing including:
- A minimum of 210 days must have passed since you closed your original home loan.
- You must have made at least six on time monthly payments on your FHA-issued mortgage.
- Payments for all mortgages on the property for the past 6 months before receiving a FHA case number must have been paid within the month they were due
- You may not have more than one 30-day late payment within the last six months for all mortgages on the property.
- The refinance must lower your monthly principal and interest payments, which is often described as a net tangible benefit. The qualifications to meet a net tangible benefit depends on the type of mortgage you are refinancing to and from, such as a fixed rate to an adjustable rate mortgage or vice versa. Refinancing into a mortgage with a shorter term also qualifies as a net tangible benefit.
Is An Fha Loan Right For You
An FHA loan might be the right choice for you if you have decent credit and dont have a large down payment saved. The fact that you can get an FHA mortgage with just 3.5 percent down puts homeownership within grasp for many people, but that doesnt mean FHA loans are the best option for everyone.
If you have strong credit, theres a good chance youll be able to qualify for a conventional mortgage even if you cant put 20 percent down. With a conventional loan, youll be able to get out of PMI once youve built sufficient equity.
