Using An Llc For Group Investing
Instead of owning and financing multiple properties on their own, some investors form a limited liability company for group investing. An LLC may have multiple members or investors, one of whom oversees the day to day operations of the investment .
Depending on how the operating agreement is written, profits and losses from an LLC can pass through to each member on a pro rata share based on the amount of money invested, or can vary depending on how active or passive each member is. For example, the active member may receive a larger share of the profits as compensation for spending more time finding the deal and managing the investment.
Borrower Information That Lenders Require
With one exception, the paperwork and documents that lenders require for multiple rental property loans are the same from loan to loan:
- Tax returns from the last two years
- W-2s or 1099s for proof of personal income
- Bank statements and information on other personal assets such as IRAs and brokerage accounts
- Financial statements on your current rental properties, including P& L, balance sheet, tenant rent history, and appraisal
So, whats the one exception?
If youre borrowing to buy additional rental property it means that youre doing very well with the investments you already own. Develop a presentation to explain to the lender just how well youve done, and how well you will do with your new rental property.
Hot buttons that a lender might look for include details on your investment strategy, your property vacancy rate and cap rate compared to the market rates, and a biography of your real estate team members.

Is It Hard To Get A Loan For An Investment Property
Qualifying for an investment property loan is more challenging because lenders view investment properties as a greater risk. Lenders will want to make sure that you earn enough to afford monthly mortgage payments in the worst-case scenario, such as your tenant stops making their payments.
Compared to loans for your personal residence where you may qualify for a 0% or 3% down program, lenders want to see a larger down payment on investment properties, often between 20% to 35%.

Owning multiple properties can bring strong returns, but it is also a massive financial burden in the short term. In reality, unless you have plenty of cold, hard cash on hand, having more than one property when you still have outstanding loans from your first house will eat into your savings.
Under the current banking regulation in Singapore, everyone is subjected to the Total Debt Servicing Ratio framework, which means loan obligations cannot exceed 60 per cent of ones gross monthly income. If you already have an existing loan from your first property, the percentage will be lowered depending on how much you have previously borrowed.
Heres where it gets complicated: you can only borrow up to 50 per cent of the purchase price or market valuation of your second property, on the condition that the loan tenure does not exceed 30 years and that the sum of loan tenure and the age of the borrower at the time of application does not extend beyond the retirement age of 65 years.
In addition, you need to pay the first 25 per cent strictly by cash, while you can choose to pay either by cash or CPF for the next 25 per cent. Take note though that you can only use your CPF to make payment after you have set aside S$77,500, which is half of the prevailing CPF minimum sum in your CPF Ordinary Account and Special Account .
In short, you will need to make a minimum cash payment of S$250,000 for a property priced at S$1 million!

Keep in mind that while many lenders will let you finance more than one property, most will have a limit of some kind. In many cases, investors can get up to four mortgages through traditional means. But other programs and loans can help borrowers to buy 10 or more properties.
Option : Tapping Home Equity
Drawing on your home equity, through a home equity loan, home equity line of credit , or cash-out refinance, is a fourth way to secure an investment property. In most cases, itâs possible to borrow up to 80% of the homeâs equity value to use toward the purchase, rehabilitation, and repair of an investment property.
Using equity to finance a real estate investment has its pros and cons, depending on which type of loan you choose. With a HELOC, for instance, you can borrow against the equity the same as you would with a credit card, and the monthly payments are often interest-only. The rate is usually variable, however, which means it can increase if the prime rate changes.
A cash-out refinance would come with a fixed rate, but it may extend the life of your existing mortgage. A longer loan term could mean paying more in interest for the primary residence. That would have to be weighed against the anticipated returns that an investment property would bring in.

When Are Big Banks A Good Option
I used a conventional loan to finance my first rental that was from Bank of America. The loan was not easy to get, but I got it. I am a real estate agent and it is tougher for self-employed people to get loans, especially right after the housing crash ! It was a 30 year fixed rate loan with an interest rate of right around 4 percent and I had to put 20 percent down. It was a great loan and I wish I could have continued to get loans like that, but Bank of America would not lend to me after I had four loans in my name. When starting out with less than 4 mortgages a big bank may be a good option.
