    • ARM have LTVs of 65% for one-unit and 60% for 2- to 4-units

    • Property purchased within the last six months is not eligible for a cash-out refinance however, there are three exceptions

    Normally you need to wait six months from the date of closing on the property before doing a cash-out refinance. However, there are three exceptions to the six-month rule:

    • Property was obtained from a legal judgement in a divorce or separation order

The maximum loan-to-value ratio for a primary residence is 80 percent, meaning that up to 80 percent of the homes equity can be taken in cash.

    For second homes or investment properties, the maximum loan-to-value rate is 75 percent, meaning borrowers must have 25 percent equity in the property. The minimum credit score required for a cash-out refinance of a conventional mortgage is 620. For FHA-backed loans, the minimum credit score is 580.
