What Do Banks Look At When Issuing Investment Loans
As with any other loan, banks will want to see that you have a good credit history, genuine savings and stable employment, but you might have to jump through a few more hoops. For example, a lender might request a statement of potential rent from a real estate agent.
Typically, lenders would consider around 80% of rent from investment properties in their income assessments. But in the current climate, itâs not unusual to have a discount of as much as 50% applied to rental income. That means if you intend to rent out a property for $500 per week, your lender will only count $250 of that when determining your ability to service a loan.
Could You Afford A Rate Rise
A good rule of thumb to follow is to consider whether you could afford your mortgage repayments if interest rates were to rise by 3%. Over the life of a typical 20-30 year loan, interest rates will fluctuate and its important to keep this in mind before taking out a loan, particularly if youve taken out a home loan in a low interest rate environment as rates wont always be that low. Its recommended to keep mortgage repayments below 30% of your gross income. Paying anything higher than this is widely considered to be an indicator of mortgage stress.
How Much Can You Borrow
Most lenders will only lend a maximum of 95% of the propertys value, unless you have a guarantor such as a parent, in which case you can often borrow 100% or 105% of the value.
If you borrow more than 80% of the value, you will be required to pay Lenders Mortgage Insurance to cover the lender if you default on the loan, so this will have to be budgeted for as well as the various costs associated with buying a property .
So as long as you have 5% in genuine savings for the deposit and another 5% or so to cover LMI and purchasing costs, you should be in a position to be able to buy an investment property.

What Rates Can You Get On An Investment Loan
As with owner-occupier mortgages, you can choose an investment loan with:
- a variable interest rate, which may rise or fall over time, making your loan repayments cost more or less
- a fixed rate, which lets you enjoy consistent repayments during the fixed rate period, or
- a split rate, where you pay a mix of variable and fixed interest on your mortgage.
Its important to remember that the best investment loan for you may not be the one with the lowest interest rate. If you compare different loan products, you may find a fixed rate home loan or variable rate home loan with features and benefits that offer you extra value, as well as affordable home loan interest rates.

Investment Strategies And More
The type of investment loan you need depends heavily on your investment strategy. Some investors may prefer a simple “buy and hold” strategy of collecting rent, paying off the mortgage and planning for capital growth.
Some investors, confident of a boom in prices, may only hold their investment for a few years before they try to sell at a profit. This more daring strategy often involves making smaller interest only payments .
Negative gearing is another tax strategy that many investors take advantage of that can help make the cost of owning an investment property far more affordable.
Investment tax deductions
Australian property investors can take advantage of a number of tax deductions related to their property investment. This means your investment costs can end up shrinking your overall tax bill.
Investors can claim deductions including:
- Mortgage interest payments
- Council rates and strata fees
- Property management expenses
- Repairs and maintenance

Comparing Current Mortgage Rates
Borrowers who comparison shop tend to get lower rates than borrowers who go with the first lender they find. You can compare rates online to get started. However, to get the most accurate quote, you can either go through a mortgage broker or apply for a mortgage through various lenders.
The advantage of going with a broker is you do less of the work and youll also get the benefit of their lender knowledge. For example, they might be able to match you with a lender whos suited for your borrowing needs, this could be anything from a low down payment mortgage to a jumbo mortgage. However, depending on the broker, you might have to pay a fee.
Applying for a mortgage on your own is straightforward and most lenders offer online applications, so you dont have to drive to an office or branch location. Additionally, applying for multiple mortgages in a short period of time wont show up on your credit report as its usually counted as one query.
Finally, when youre comparing rate quotes, be sure to look at the APR, not just the interest rate. The APR reflects the total cost of your loan on an annual basis.

What Is The Three
Unlike other loans, such as personal loans, home equity loans must go through a closing period. During this period, all home equity loans are legally subject to a three-day cancellation rule, which states that you have the right to cancel your home equity loan until midnight of the third business day after you sign your contract. Changes to the contract, as well as funds disbursement, cannot occur during this time.

Whats The Difference Between An Owner Occupier Home Loan And An Investment Home Loan
An owner occupier home loanis a loan that can only be taken out by those who are buying a property to live in, while an investment home loan can only be taken out by investors purchasing a property to rent out.
Investor home loans are more likely to have features like a redraw facility, offset account, ability to make extra repayments, or even switch to interest-only repayments for a limited time.
However, the lending criteria for investment home loans is generally tighter than for owner occupier loans because investors can be seen as riskier borrowers. This also means investor loans can attract higher fees and interest rates.

How Are Mortgage Rates Set
At a high level, mortgage rates are determined by economic forces that influence the bond market. You cant do anything about that, but its worth knowing: Bad economic or global political worries can move mortgage rates lower. Good news can push rates higher.
What you can control are the amount of your down payment and your credit score. Lenders fine-tune their base interest rate on the risk they perceive to be taking with an individual loan.
So their base mortgage rate, computed with a profit margin aligned with the bond market, is adjusted higher or lower for each loan they offer. Higher mortgage rates for higher risk lower rates for less perceived risk.
So the bigger your down payment and the higher your credit score, generally the lower your mortgage rate.

Are You An Investor A First Home Buyer Or A Refinancer
The kind of borrower you are will have an impact on the kind of home loan and interest rate youll be offered. For example, owner occupier home loans generally offer lower interest rates than investment home loans, as investors can be seen as riskier borrowers than owner occupiers.

About Investment Property Loans

Alternatives To A Home Equity Loan
A home equity loan is not the right choice for every borrower. Depending on what you need the money for, one of these options may be a better fit:
- Home equity line of credit : Like a home equity loan, a HELOC lets you borrow from your home’s equity. However, you’ll borrow from a credit line. Additionally, HELOCs have variable rates.
- Cash-out refinance: If you can qualify for a lower interest rate than what you’re currently paying on your mortgage, you may want to refinance your mortgage. If you refinance for an amount that’s more than your current mortgage balance, you can pocket the difference in cash.
- Reverse mortgage: With a reverse mortgage, you receive an advance on your home equity that you don’t have to repay until you leave the home. However, these often come with many fees, and variable interest accrues continuously on the money you receive.
- Personal loan:Personal loans may have higher interest rates than home equity loans, but they don’t use your home as collateral. Like home equity loans, they have fixed interest rates and disburse money in a lump sum.

Fixed rate home loans have an interest rate that is fixed for a set period of time . At the end of the fixed rate term, the loan will usually switch to a variable rate.
Variable rate home loans have an interest rate that can fluctuate it can go both up and down and this can affect your repayments.
Choosing The Right Investment Home Loan
Once you know you fulfil the requirements when it comes to the amount youâre looking to borrow, itâs time to think about the type of investment property loan youâll sign up with. One of the more popular options is an interest only home loan.
Interest only home loans
As the name suggests, unlike a standard home loan where you repay both the principal and the interest, with an interest only investment loan youâll only repay the interest. This means that your ongoing repayments will be significantly lower.
Consider this scenario: Sarah wants to borrow a total of $500,000 paid back over 25 years. Our home loan repayments calculator shows that with a 3% interest rate, if she chose the principal and interest repayment option, her monthly repayments would be $2,371. But if she opted for the interest only option for the first 5 years, during this period her ongoing payments would be brought down to $1,250.
Another reason interest only home loans are a popular option for investors is because of something called negative gearing, which means if the cost of repayments and looking after the property is more than your returns in rent, you can claim the home loan interest and property maintenance come tax time and potentially get a partial to substantial refund on that amount.
Variable, fixed or split interest rate?

Where Can I Get A Home Equity Loan
A variety of banks and credit unions offer home equity loans. If you have an existing relationship with a bank, it may be best to start your search there, but its always a good idea to shop around with a few lenders to compare rates, fees and loan terms.
A good way to do this is by taking advantage of prequalification forms, which let you see your potential rates and eligibility with a lender without impacting your credit score.
What Sort Of Property Should You Invest In
When looking for a property to invest in, you will need to consider factors such as whether it is in an area of growth , whether there are plenty of employment opportunities and whether there is good infrastructure including schools, shopping centres, hospitals and public transport.
A lender might consider a property worth funding if it is a unit, townhouse or house in good condition, with a living area larger than 50m² and situated in a high demand location such as a major town or city.
