What Do Banks Look At When Issuing Investment Loans
As with any other loan, banks will want to see that you have a good credit history, genuine savings and stable employment, but you might have to jump through a few more hoops. For example, a lender might request a statement of potential rent from a real estate agent.
Typically, lenders would consider around 80% of rent from investment properties in their income assessments. But in the current climate, itâs not unusual to have a discount of as much as 50% applied to rental income. That means if you intend to rent out a property for $500 per week, your lender will only count $250 of that when determining your ability to service a loan.
Could You Afford A Rate Rise
A good rule of thumb to follow is to consider whether you could afford your mortgage repayments if interest rates were to rise by 3%. Over the life of a typical 20-30 year loan, interest rates will fluctuate and its important to keep this in mind before taking out a loan, particularly if youve taken out a home loan in a low interest rate environment as rates wont always be that low. Its recommended to keep mortgage repayments below 30% of your gross income. Paying anything higher than this is widely considered to be an indicator of mortgage stress.
How Much Can You Borrow
Most lenders will only lend a maximum of 95% of the propertys value, unless you have a guarantor such as a parent, in which case you can often borrow 100% or 105% of the value.
If you borrow more than 80% of the value, you will be required to pay Lenders Mortgage Insurance to cover the lender if you default on the loan, so this will have to be budgeted for as well as the various costs associated with buying a property .
So as long as you have 5% in genuine savings for the deposit and another 5% or so to cover LMI and purchasing costs, you should be in a position to be able to buy an investment property.

What Rates Can You Get On An Investment Loan
As with owner-occupier mortgages, you can choose an investment loan with:
- a variable interest rate, which may rise or fall over time, making your loan repayments cost more or less
- a fixed rate, which lets you enjoy consistent repayments during the fixed rate period, or
- a split rate, where you pay a mix of variable and fixed interest on your mortgage.
Its important to remember that the best investment loan for you may not be the one with the lowest interest rate.
