Reading Allentown Top National List Of Best Places To Buy Rental Properties

Reading nabbed the top spot, while Allentown came in third on TurboTenants list of best places to buy rental units in the U.S.

The site used employment growth, population growth, increase in home values, rental yield, average rent price, the number of rental leads per property and the average number of days the rental stays on the market to finalize their results.

About an hour outside of Philadelphia, Readings affordable rent prices, along with employment gains make it the best place to buy a rental property, TurboTenant said. Rental properties usually only last on the market for slightly over a week, at eight days, while the average number of leads per property is 271, making landlords fairly popular in Reading.

The median sale price of homes in the area is an affordable $140,000, while the average rent is $957 for a two-bedroom. Home values continue to increase, seeing an 11.1% year-to-year raise. Both population and employment have seen gains as well, with employment rising 1.2% and population growing 0.4%.

Allentown is another great area in the commonwealth to be a landlord. Rental properties dont last long in the Greater Lehigh Valley either they are usually on the market for an average of 9 days, with the average number of leads reaching 119. Rent is slightly higher in Allentown, at $1,063 for a two-bedroom, which is still affordable, while the median home sale price is $145,000.

I personally like the Bethlehem areas. South Bethlehem, North Bethlehem and West Bethlehem. But I do know a lot of people who do invest in Allentown and do well. I actually see a lot of people trying to rent my places in Bethlehem that are trying to move out of Allentown.

Hi everyone,

I wanted to ask the forums if anyone has any thoughts about house-hacking in the Allentown area? To clarify I do NOT mean Allentown as in the area of Pittsburgh, I mean Allentown the city nearish Philly. I was looking at Minneapolis but it was far from family, a higher price point, strict landlord laws and much higher taxes.

My longtime girlfriend and I are looking to buy a small multifamily in the area for somewhere around 200k or lower. I am currently a loan officer and she is a leasing agent and our salaries combined come out to be right around 100k/year. I grew up on a farm and have done some construction myself and I am hoping to find a place that’s a bit run down where I can come in and change the flooring, cabinets, paint, landscape, ect. and get myself some sweat equity. It seems like there are plenty or multi families in my price range on redfin,, zillow ect.

I would like to know more about the neighborhoods and if my goals seem reasonable to those of you investing in the small Multifamily market in Allentown. I’ve heard center city is a bit rough, east and south side are more working class, West side is the nicest and I’ve also heard good things about Bethlehem and Lehigh Valley but that’s all I’ve gathered so far.

    I am an Allentown investor. Its a blue collar area with tonnes of tenants an revitalizing district. I have a 4-plex there and its been very solid. I bought it in 2018. My cash on cash is about 20%.

    One thing to note is this there are several tax bills and compared to other places I am invested in, the tax rate is higher for my Lehigh Valley properties.

    all in all, I would recommend this place, if you want to buy and hold and like good cash flow.
