Glossary Of Landlord Loan Terms
ARV: After repair value, or the value of a property after all renovations are complete.
DTI: Debt-to-income ratio. There are two ratios used: a front-end ratio, which only looks at the loans monthly payment compared to your gross monthly income, and a back-end ratio, which takes all of your debt into account. This is used primarily by traditional banks and lenders, but not used as frequently by landlord lenders.
LTV: Loan-to-value ratio. The percentage that the lender will lend against the value of the property .
DSCR: Debt service coverage ratio. The ratio between a rental propertys gross income and the full loan payment. For example, if the rental income is $1,000, and the monthly loan payment is $800, then the DSCR is 1.25 . Different lenders sometimes use different calculations, and may use net or gross rental income.
PITIA: The full monthly mortgage payment, including principal, interest, taxes, insurance and HOA or condo association fees .

Before we get to list, it is important to understand why 100% financing for real estate is so rare. The very idea of 100% full financing is goes against the very idea of loan secured by a collateral. After all if you find a property and want someone else to pay for the whole thing why shouldnt they just buy it themselves? Of course, lenders usually dont want to buy real estate, they just want to service loans.
A hard money loan is always secured by real estate collateral a house, income property, apartment building, or even abillboard. In the event the burrower cant make the monthly payments, the lender can take the property and recover the capital they invested in the burrower.
Simply put, 100% LTV loans are zero risk to the burrower and very high risk to the lenders. After costs and lost interest, the lender will incur a loss if they foreclose on a fully funded property. Note that a 10% discount wont cut it, lenders will look for a substantial discount from market value.

Additionally, if your business revenue and profit is on a strong upward trajectory and the lender has confidence that the trend will continue then they may also allow you to qualify based on the strength of projections. Again, this is case by case, but it is possible.

100 percent mortgage financing is smart when you want to keep as much cash in the bank as possible. It can be risky to deplete your entire savings to cover a down payment.
