Also known as a Home Equity Line of Credit, a HELOC is a second mortgage on a rental property that works similar to the way a rotating line of credit on a credit card does. The lender sets the credit line dollar amount using the rental property as security. In most cases a HELOC has a draw period such as 5 or 10 years during which the borrower can draw on the credit line and make monthly interest-only payments.
