My own estimate of total college costs came to around $200,000 for my 5-year old and $225,000 for my 3-year old at an in-state public university. But I learned that the calculator assumes we will pay 100% of their tuition, room and board, transportation, and other expenses for four years.
We certainly dont plan to pay for 100% of college costs. The concept of skin in the game in the form of scholarships, work, starting a business, and perhaps small amounts of student loans appealed to us. We also have some tricks up our sleeves for how to hack college housing costs .
But, we want the ability to pay for a significant amount of the cost. So, in the rest of this article I am going to assume that we will need the following:

The Negatives Of Student Housing
There are of course no guarantees when it comes to investing in student housing. Here are some potential negatives:
1) First-time renters with unestablished credit. These student renters are often renting for the very first time. You dont really know how responsible they will be in terms of taking care of your property or paying on time. Its important for parents to co-sign the lease since students have no money.
2) Potentially higher damage to your property. Students drink and party, which results in excessive wear and tear on units. The more partying and wear and tear, the more time it takes to maintain the unit.
3) Potentially increased liability. Given students are considered more high risk tenants, rental insurance costs may be higher due to the higher potential for damage.
