Its too early to say what 2021 will hold for the i-sales market, but brokers think its unlikely that it will be as difficult as 2020 was particularly as more Covid-19 vaccines are distributed.

If you just look at quarterly activity, I think it is fairly clear that the third quarter of 2020 will be viewed as the absolute bottom of the market in terms of sales volume, said JLLs Bob Knakal, who co-leads the firms New York City investment sales division.

He noted that according to market research, the dollar volume of Manhattan transactions above $10 million in the fourth quarter more than doubled from the third quarter, and the number of transactions almost doubled, too. We expect that trend to continue, Knakal said. Were seeing a lot of activity.

    Deals still got done in 2020, but some firms experienced major setbacks once the pandemic took hold.     After the deal fell apart in March, SL Green sued Chetrit in an attempt to get the deposit, as Chetrit refused to release it. But the parties eventually settled the dispute. SL Green is keeping the building for now and refinanced it with a $510 million mortgage from Aareal Capital, Citi and Crédit Agricole.

    Facing rapidly deteriorating market conditions, commercial real estate firms across the board were forced to make tough decisions to survive. CBRE and Cushman both announced sizable layoffs at the beginning of last year. Then, once the pandemic hit, more layoffs hit the smaller commercial firms, including Meridian Capital Group, B6 Real Estate Advisors and Avison Young. In May, Eastdil reduced its global headcount by 7 percent.

    JLL declined to comment on layoffs, but in an internal email reviewed by TRD, the company stated that structural changes and staff reductions are difficult and painstakingly considered.

    New York University Will Invest $1b In Engineering School Expansion

    The new NYU Tandon School of Engineering building sits adjacent to the school’s Rogers Hall on Downtown Brooklyn.

    New York University, based in New York City, plans a $1-billion expansion of its Tandon School of Engineering, announcing the new investment Nov. 30 that will include purchasing an existing 350,000-sq-ft building adjacent to the existing Rogers Hall at its Brooklyn, N.Y., campus.

    Privately-funded NYU says it is still in early stages of planning a build-out for the adjacent building at 3 Metrotech Center, which it purchased from JP Morgan Chase in September. The plan would tie into expected renovation of Rogers Hall and of lab spaces in Manhattan. The work would enable NYU to expand its interdisciplinary lab and research space for robotics, biomedical engineering, chemical and biomolecular engineering and nanofabrication, it said.

    The university did not say when it expects renovation to begin. It anticipates the building will open for the 2025-26 academic year.

    New York Firm Buys Plans To Upgrade Offices In Phoenixs Scottsdale Airpark

    Vero Capital Plans $29 Million Renovation at Kierland Office Park

    An affiliate of Vero Capital, a New York-based investment firm, paid $47 million for an office building in north Scottsdale, one of greater Phoenixs main office hubs.

    Vero bought the 175,713-square-foot Kierland 2 at 16260 N. 71st St. from Irvine, California-based LBA Realty for $200 per square foot, below the average $261 per square foot paid for offices in the Scottsdale Airpark area, according to CoStar data and public records.

    The buyer, previously known as Admiral Capital Group, paid $55 million last year to acquire Kierland 1, a nearby 175,713-square-foot office at 16430 N. Scottsdale Road, from Dallas-based private-equity firm Velocis.

    Vero plans over $29 million in upgrades at the two buildings that were built in 2000 and 2001, the company said in a statement.

    Vero said it expects to bring in an unnamed coworking operator to lease space in Kierland 2. Tenants in the buildings include such financial firms as Prudential Insurance and Experian, according to CoStar.

    North Scottsdale is experiencing strong job and rent growth and our renovated assets will be well positioned to benefit from this growth, Vero Capital founder Dan Bassichis said in the statement.

    Brokerage Stream Realty will lease and manage the two buildings, according to the buyer.
