How Do You Find Investors To Buy Property

Setting Up LLC For Real Estate Investing (Your 1st LLC!)

Are you looking for a hands-on partner ? Or are you looking for someone to back the investment with capital? The kind of real estate investor you’re looking for will determine where you look. You can always start by reaching out to your network of friends, acquaintances, and colleagues to find like-minded people interested in real estate investing. To cast a wider net, extend your search to national real estate investor groups, where you’re likely to find people who are actively looking to invest.

What Types Of Properties Do They Typically Deal With

This is important to understand when considering what type of real estate you want to invest in. You want your realtors expertise to line up with the type of investment youre making. Are they familiar with REO, foreclosures, HUD, and short sale properties? Do they work with fix and flips? Outline your criteria and the type of investment you want, and then test their knowledge in this area. But be specific you arent going to find a real estate agent thats an expert in every neighborhood and every property type. Its much easier to find an investor-friendly real estate agent if the investor actually knows what they are looking for! Narrow down your neighborhood, property type, and price before you start searching for that perfect real estate agent.

How To Choose A Professional For Your Needs

As an investor, you need an agent by your side that you are comfortable with and is able to cater to your specific needs. Since making a profit on investment properties often requires making lower offers, an agent must be comfortable with serious negotiating. This means handling the feedback from sellers and staying persistent after numerous rejections. Also, choose an agent that is quick to respond to emails and phone calls. Time can be the difference between finding or missing out on a smart investment opportunity.

Invest In Real Estate Yourself

As a real estate investor and agent, I often notice that the agents who dont understand what a good deal is are also the same agents who dont invest themselves. Thats because its easy to tell someone else to put their time and money into a deal when youve never risked any of your own money before!

Early into my career, I was working with an investor couple, and I had found them a new home neighborhood where they could buy a home for $150,000 and rent it for $1,500 a month .

I told them that this was a great opportunity and they shouldnt pass it up. They replied, If its such a good deal, why dont you buy one too? I thought for a minute and replied, Youre right. I will! and I purchased the home directly across the street from them.

If you are serious about working with investors, you must be willing to put your money where your mouth is and invest in real estate too. If you dont have the credit or cash to buy a property yourself, you can offer to contribute your commission to the deal in exchange for a percentage of ownership.

Does The Realtor Know The Local Area

Meet Concept Properties owners part 1. Spotlight: Matt Ramey. Coming up ...

Understanding the local area is a priceless attribute in real estate. A Realtor who has experience in your area will have a better understanding of the investment propertys value. Theyll be able to find investment properties for sale, and answer questions like, Are rental properties a good investment? Whether its a commercial investment or youre taking a stab at becoming a landlord for the first time, a Realtor who knows the neighborhood should be able to help answer the following questions

  • Who will rent my property?
  • How likely is it to stay occupied?
  • What are the resell capabilities?

It does not really take much for a person to become a real estate agent in the US housing market. However, the question is: What would it take to become the best real estate agent for investment properties?

Of course, you start everything by obtaining a real estate license. Though you do not need to have a degree in a specific field, you should apply for pre-licensing courses. These real estate courses will teach you all that you need to know about being a real estate agent in the first place. Then, when you are close to finishing your courses, you apply for the licensing exam. After you have passed it, you are supposed to find a good real estate brokerage in which you are going to work under the supervision of a good real estate broker. The last step, in order for you to get a real estate license, is filling all the paperwork and documentation required by your states legislation.

Fluent In Investor Lingo

When using an agent to source properties, negotiate prices and terms, draft contracts, and manage relationships with other industry contacts on your behalf, its important to choose someone who knows the ins and outs of real estate investing and that starts with talking the talk.

If youre new to investing, it can sometimes feel like everyone is speaking a language that you dont understand. And if youre already a seasoned investor, the last thing you want to do is spend valuable time explaining industry jargon to your agent. Thats why its so important to have an investor-friendly agent who is fluent in investor lingo.

To help maximize your investment profits, look for an agent who is familiar with the basic terminology, such as cap rate, ARV, net operating income , gross rental yield, internal rate of return , and gross rent multiplier . An agent who knows this type of lingo will be better equipped to analyze whether a particular property fits your buy box and investment expectations.

One way theyll identify the best agents to suit your investment needs is by searching for those with the Certified Investor Agent Specialist designation. CIAS agents have gone through rigorous training on how to develop investment strategies, how to use 1031 exchanges, how to calculate capitalization rates and ROI, and more.

Can A Realtor Be A Specialist Or Specialize In An Area

How to Master Multi-Family Real Estate Investing

Youve seen Real Estate Specialist ads where a Real Estate Agent claims to Specialize in an area.

But can a Real Estate Agent really specialize in a geographic area, or it is just B.S.?And/or is it possible for a Realtor to even be a Specialist?

The short answer is NO a Toronto Real Estate Agent cant technically specialize in a geographic area.

And YES a Realtor CAN be a Real Estate Specialist at something specific.

To understand this further you must consider the definition of the word specialize.

If you check the dictionary it will say concentrate on and become expert in a particular subject or skill.

Im so glad thats what I found in the dictionary because its a great lead-in to what Im about to discuss next.

But first, let me quickly explain why some people still have the false belief that there is such a thing as an area specialist.

Years ago there was no Internet. There was no MLS as we have and know today.

In fact Real Estate Agents in Toronto had to specialize in a certain area or have specific knowledge of the product in that area because they actually had their listings printed out in a binder with them. There was a limit to how much territory they could have knowledge & data about.

Yes, some agents are popular in an area or predominantly work in that area.

Please dont get me wrong. Im NOT saying Real Estate Agents who work predominantly in one geographic area, or who have become popular in an area arent good agents or highly skills.

How To Interview An Investor

Here are some of the key interview questions to ask when you speak to an investor friendly real estate agent:

  • How long have you been working with real estate investors who buy ?
  • Do you currently invest in these types of property yourself?
  • Describe the process you go through when searching for rental investment properties.
  • Do you have access to off-market or pocket listings, and if so, how often do they become available?
  • How many clients are you currently working with, and are your clients in-town or remote real estate investors?
  • What is the average length of time your clients have been with you?
  • May I contact one or two of your clients and speak to them about your services?
  • Are you able to make referrals for a good property manager, real estate attorney, lender, escrow officer, or contractor if I need help with these?
  • Do you provide other services besides real estate?
  • What is the best way to communicate with you?

How To Hire A Realtor To Help You Find An Investment Property

Nexus Homebuyers is a real estate investment company that specializes ...

Buying

If youre looking to invest in Toronto real estate, one of the first things youll need to do is hire a REALTOR. But buying or selling an investment property is VERY different from buying or selling your own home, so it stands to reason that the personal qualities, experience and wrap-around services and support youll need from your agent will be different too. Heres what we think is important:

  • Agents who help investors arent afraid of the numbers. Whether thats helping you understand and calculate potential ROI, cash flow or cap rates, its critical that your agent is able to see properties through a financial lens. REALTORS spend much of their time helping their residential clients assess properties from a lifestyle and affordability perspective, but to successfully build a real estate portfolio even if its just a second property youll need someone who can guide you through the financials.
  • Theyll tell you the truth and help you focus on whats important. It can be hard for new real estate investors to focus on the right things its so easy to get distracted by a sexy kitchen or bathroom, which were very relevant when you bought the home you live in. A good investor REALTOR wont be afraid to tell you when you that need to refocus and can be the unemotional voice of reason if you accidentally fall in love with the wrong property.

    Why Choose An Investor

Like most agents, theyll have access to pocket listings. Those properties are such a good deal, they never become publicly available because an agent can usually sell them to someone they know. But if your agent is used to working with investors, theres a good chance theyll know about properties with investment potential.

    Key Takeway:

A realtor specializing in investment properties shares your goal of finding an investment. When they show you a property, they help you crunch the numbers to see if it makes sense as a rental.

They dont emphasize the great yard or play to emotions. Instead, they calculate the cost of repairs and potential rent.

Agents who sell on the current condition or use emotional appeal arent compatible with real estate investors. Theyre focused on a different goal.
