Is Rental Property The Right Choice

How Do I Invest In Real Estate With No Money?

Well cover the basic steps to buy rental property in just a minute. First, its important that you consider whether buying a rental property is the right investment for you.

Earning rental income may be categorized by the Internal Revenue Service as a passive activity, but real estate investments often require active involvement– as well as a willingness to accept a certain amount of risk in exchange for a higher level of potential reward.

Even real estate investors who hire a local property management company may still need to remain involved in the oversight of their investments. For example, investors may be asked to authorize certain improvements or repairs and to regularly review monthly and year-end financial statements, such as the income statement and net cash flow report.

Despite best tenant screening processes, an investor may end up with a tenant who pays the rent late or needs to be evicted. Lost rental income and the added cost of an eviction can quickly eat away at potential profits and overall returns, and overseeing an eviction process can be time consuming.

Notwithstanding the associated responsibilities, a good investment property can provide the perfect trifecta of recurring rental income, long-term appreciation in property value, and tax benefits through deducting operating and owner expenses, and depreciation.

But savvy investors always think through the potential risks and rewards of investing before making their move.

Can You Get A Commercial Loan With No Money Down

How about a low down payment?

You can get 100% financing at low interest rates, with no down payment required for the SBA 7 commercial real estate loans. You read that right!

That means possibly zero down payment!

Whats the catch?

You will need some form of assets or collateral to secure and qualify for this type of financing. These assets will stand instead of the down payment.

If given a choice, would you prefer to build equity in your business every month or just be left with canceled rent checks?

Did you know there are non-bank business lenders who can pre-qualify you for a real estate loan?

Did you know they can do this literally in five minutes or less with no impact on your credit score and with desirable interest rates?

The question is whether or not it makes sense to keep your money by investing it in your business versus paying high, exorbitant rents?

Have you ever wondered how you can do that?

Very often, owning is less expensive than renting. By purchasing the property and instead of paying rent, you can build equity in your company, while decreasing your monthly payments.

  • The result is an increase in cash flow.
  • The additional cash flow then provides an opportunity to grow and expand your business.
  • The free cash can be in the form of other new hires, technology, inventory, or advertising.
  • Do you have a considerable rental expense?
  • Does it make sense to replace that rental payment with a commercial mortgage finance loan option?
  • Do I buy Commercial or do I Lease?

Private Money From Friends & Family

As you gain experience as a real estate investor, and build a track record of success, the people around you will become more open to lending you money themselves.

You can borrow private money loans from friends, family members, and other acquaintances, and negotiate loan terms that fit both parties. For example, I lend money at 10% interest to a real estate investing couple who I know personally. They dont mind paying relatively high interest for two reasons. First, I didnt charge any points or fees or other closing costs at the beginning of the loan, which saved them thousands compared to a traditional loan or hard money loan. Second, I left the repayment date open ended, and structured the loan as interest-only.

Everyone you know is a potential private lender. You just need to establish trust and credibility with them. Do that, and youll never have trouble buying a rental property with no down payment again.

Again, your lender may be able to count rental income while calculating your debt-to-income ratio. But the rental income will need to satisfy Freddie Mac guidelines. For example, youll need to prove that your renter has lived with you for at least a year and plans to continue residing at the new residence.

Even with a lower credit score, you may be able to qualify for a mortgage loan through the Home Possible program. But you may need to provide a larger down payment of 5% in this situation.

Other Requirements To Qualify

Other than the down payment, the requirements for a rental property are somewhat similar to that of a mortgage for a primary residence. Youll still need to follow the 2/2/2 rule: provide two years of tax returns, two years of W-2s and two months of bank statements to your mortgage company, as well as have your assets verified.

Your mortgage company will also want you to have six months of mortgage payments in reserve in order to give yourself some buffer room in the event that you go through an unexpected financial challenge.

Get A Hard Money Loan

How to Wholesale Real Estate: How to Get Started Investing in Real ...

Getting a loan from a hard money lender is a great option for real estate investors with less than stellar credit. Despite its name, âhardâ money isnât hard to come by â itâs everywhere.

Hard money lenders are private individuals or groups who offer short-term loans that are backed by real estate. These lenders are only interested in investment deals â they arenât funding someone who wants to buy a house to live in.

The best part is that hard money loans can give you funds very quickly â often, within days.

Thatâs why so many real estate investors use this source.

Theyâre quick, painless, and easy to turn around.

Hard money lenders donât consider credit scores as the âbe all, end all.â They can determine who they lend to and what those loans look like. If your credit score is good, GREAT!

But if not, your application is still more than welcome. The majority of the time, hard money lenders only care about one thing:if the deal is a good deal.

Their main concern is the value of the home. If the numbers work, theyâll more than likely fund the deal, whether you walk in with a 780 credit score or not.

A hard money lender will use the property as collateral. If you donât pay them back, they take ownership of the property. Thatâs why they care about the numbers.

If you bottom out, theyâll still make money.

Consider Flipping Investment Properties

This is HGTV come to life: You invest in an underpriced home in need of a little love, renovate it as inexpensively as possible and then resell it for a profit. Called house flipping, the strategy is a wee bit harder than it looks on TV.

There is a bigger element of risk, because so much of the math behind flipping requires a very accurate estimate of how much repairs are going to cost, which is not an easy thing to do, says Meyer.

His suggestion: Find an experienced partner. Maybe you have capital or time to contribute, but you find a contractor who is good at estimating expenses or managing the project, he says.

The other risk of flipping is that the longer you hold the property, the less money you make because youre paying a mortgage without bringing in any income. You can lower that risk by living in the house as you fix it up. This works as long as most of the updates are cosmetic and you dont mind a little dust.

Buying Rental Properties Requires Money & Skill

Anyone can throw $100 into an index fund. No minimum cash requirements, no education required. Its one of the great advantages of investing in equities, despite their volatility.

But rental properties pose two huge challenges to new investors: they require more money to purchase, and they require more skill than index fund investing.

At SparkRental we can help you with the skill part of that equation. We offer free rental investing courses, free webinars, a free weekly real estate investing podcast, and of course hundreds of free articles. But what about cash? Doesnt it take tens of thousands of dollars to buy a rental property?

Yes but that doesnt mean you cant use tricks and hacks to get around the down payment requirements for real estate investment.

Research Your Legal Obligations As A Landlord

Most Canadian provinces have very strict tenant protection laws that can impact your profitability. For example, evicting a tenant in Ontario involves a fairly long process, even if the renter in question isnt paying.

You also need to be aware that the onus for property maintenance is on you as the landlord. If an appliance breaks down, for example, youll need to pay for repairs or a replacement. In many Canadian provinces , this applies even if you state otherwise in your lease agreement.

Find An Equity Partner

Property Investments with No Money Down

If you found a great deal, but dont have the money for a downpayment, consider forming a mutually-beneficial partnership to purchase the house. This works great with flips, but could also work for a rental property as well if you structure it right.

If youve been attending real estate meetups and are involved in the investor community, you will meet all different kinds of investors. When I first started, I was one of the no money investors looking for scrappy ways to get into the game. If you prove you are a hard worker and offer value, there are plenty of investors with more money than time, and would be willing to partner with you on a good deal.

You can negotiate any terms you want, but often this looks like a 50/50 partnership. One partner will bring the cash to buy the property, and the other partner brings the deal and manages the rehab work and eventual sale of the property. Once the property is sold, the profits are split 50% to the money partner, and 50% to the sweat equity partner.

Is An Investment Property Right For You

Investing in real estate isnt for the faint of heart. Not only do you have to consider the mortgage and the operating costs, but you also have to think about the tenants, who can either make or break your investment. Theres usually more risk involved with owning a rental property than investing in the stock market. After all, if you managed to get stuck with bad tenants who dont pay rent on time, your returns arent just reduced theyre nonexistent. Sure, the stock market may only be pulling in 4% to 5% annually, but you can count on that with some level of confidence. Youre taking a bigger gamble with an investment property. But with a bigger gamble also comes the opportunity for a bigger reward, and this is especially true for investment properties.

Why Using Your Rrsp For A Down Payment On An Investment Property May Not Be A Good Idea

The problem with cashing funds out of your RRSP to purchase an investment property is that the associated taxes and opportunity costs expose you to significant financial risks.

RRSP withdrawals are taxed as ordinary income. If you have income from another source , your withdrawal may push you into a much higher tax bracket. In other words, it may not leave you with as large a down payment as you might expect.

The opportunity cost involved with pulling money out of your RRSP early can be even greater. As the stock market continues to reach record highs, withdrawing your funds prematurely robs you of future growth opportunities.

Of course, the right real estate investment can offset some of these losses. However, keep in mind that investment property income is taxed as well. Selling your investment property also incurs substantial taxes, which wouldnt be the case with your primary residence.

Additionally, pulling money out of the stock market and piling it into a single asset such as a house can threaten your portfolios asset allocation and risk profile.

Thankfully, there are other ways to invest in real estate without exposing yourself to these downsides. Lets take a look at that now.
