Now is a good time to mention that theres no official FHA loan program called Kiddie Condo. Thats a term that mortgage brokers came up with as a marketing label.

Like many marketing labels, it has a nice ring to it, so were using it here.

Heres the basic premise: FHA allows parents to co-sign their childrens mortgages as joint owners. In any event, parents can collaborate on real estate investments with their adult children, and use FHA financing to fund the project as long as their children live in the property for at least a year.

For example, when my friend Tracy was in medical school, her parents bought a townhouse for her to live in. In turn, Tracy paid them rent, and years later when she finished her residency and moved away from Baltimore, her parents had a rental property in excellent shape with strong equity.

Tracys parents financed it with a rental property loan, but they could have borrowed an FHA mortgage if they had included Tracy on the deed with them.

Down Payments And Other Requirements

If you have a mortgage for your primary residence, you probably know that most mortgage lenders no longer require a 20% down payment to get a loan. Lenders are stingier with loans for investment properties, however, because the risks of foreclosure and default are higher.

Most fixed-rate mortgages require at least a 15% down payment with a 680 qualifying credit score for a one-unit investment property. Your credit score should be at or above 620 if youre applying through Rocket Mortgage®. Lenders want you to put down 25% with a 620 or higher interest rate on two- to four-unit investment properties.

Why Your Credit Score Matters When Buying A House

Your credit score is one of the most important factors that determines which mortgage lenders will give you a loan and how much that loan will cost. While you have different credit scores, most are on a scale of 300 to 850 with scores below 669 considered fair or poor scores between 670 and 739 considered good, and scores between 740 and 850 classified as very good or excellent.

There’s no minimum credit score required for VA mortgages insured by the Veteran’s Administration, as lenders are instructed to take a borrower’s full financial profile into account. But even with VA loans, some mortgage lenders may still impose their own credit score minimum.

All other types of mortgage loans come with minimum . Even loans backed by the Federal Housing Administration require you to have a score of at least 580 if you want to make a 3.5% down payment. If you’re able to make a 10% down payment, the minimum score could be as low as 500.

The minimum credit score for a home loan with a conventional lender can vary but in general you will need a score of at least 620 if you have a hefty down payment and a low debt-to-income ratio. Most lenders require even higher scores and you’ll need a score of at least 740 to qualify for a loan at the most competitive rate.

If you own your home free and clear, you can transfer your property to an LLC. However, if your home is mortgaged, this type of transfer would trigger the due-on-sale clause and the mortgage acceleration clause.

The due-on-sale clause in a mortgage contract requires a full repayment of the mortgage. In other words, lenders can demand that you pay the remaining balance of a mortgage if you sell or transfer a property. A mortgage acceleration clause means you must pay back the entire loan at once including the interest that accrued.

Instead of achieving what you wanted, you would have to repay your debt to the lender, so you would have to take out another home loan to pay for your mortgage.
